We moved into this apartment because we loved its proximity to Jefferson and the small gym/roof. Overall our apartment was quite nice, spacious, and had tall ceilings which we loved. Honestly our problem with this building was not the apartment itself, but the many many maintenance issues and the extreme homeless problem inside and outside the building. There is a homeless individual on the steps, directly outside the door, and on the steps every single day at this building. Management refuses... to do anything about this issue, even though I called several times and had to call the police to exit the building on more than one occasion. This is not a problem for the entire block, however, because the street itself is quite nice. This building particularly draws people in because food is often left out, which then turns into garbage and smells that surround the building.
Additionally, the AC worked for no more than 3 days in a row before requiring maintenance and being off for several days at a time.
The gym is serviceable and we did use it often, however it was up to 95 degrees in the winter due to the heat remaining on in the small room.
Overall, our individual unit was lovely and we really liked the space. However, we absolutely could not wait to get out of this building due to the homeless problem, the AC, and the general lack of care the management has for the people in the building. It’s a shame because this place could be perfect for residents or medical students, but we could not recommend this place at this time.

Having rented in Philadelphia for the last 11 years, this management and building are the absolute worst. Please run as far away as you can! Utter garbage.

I moved in June 2023 and am moving out in May 2024, so I didn't even last a year in this apartment. I am a student at Jefferson and was so excited to have my first place in Philly. The tour was wonderful and the roof is beautiful and the studio itself is very nice and spacious. My family and I loved the multiple fob entrance since it gave us a sense of security. It was a little out of my price range, but because of the accommodations I was promised I made do. Since moving in, there have been... issues almost weekly. The lobby has flooded more than once and management left wet items for about two weeks, causing it to reek. The gym has also flooded, but even when it's not it is barely usable in the winter. I would go in the gym some days and it would be 95 degrees with no way of cooling it down due to central air conditioning. Speaking of air conditioning, my apartment has been burning since I moved in, which is a complaint my neighbors have as well. When I put in maintenance requests, they are marked as completed even though nothing is fixed. It took my 4 requests for them to finally replace my broken stove/oven and they never fixed my noisy fridge or gave me any update about the AC. The power often goes out in the units and lobby, which makes the fob not work. There have been homeless people in our lobby who take packages, as well as someone who broke into the lobby and cracked the glass door. In regards to the break in, we were given no information and instead of fixing the door they put duct tape all over it. Everyone student I know who lives here is moving out. Not worth it.

We have taken immediate action to address the concerns you've raised. The flooding issues in... the lobby and gym have been fixed, and we have implemented new protocols to ensure they don’t recur. We’ve also improved the climate control in the gym to ensure a comfortable temperature year-round.
We understand how important security and comfort are, and we’ve reinforced our measures to enhance both. The broken glass door has been replaced, and we’ve taken steps to prevent unauthorized access to the building.

Avoid this property at all costs:
- floors/ ceilings leak with no financial compensation
- elevators and electricity and frequently out of service and take hours to restore
- management does not respond timely to any emails, most often they respond negatively and do not assist with anything
- security is non-existent, there are homeless people living at the front steps, thieves in the garage, and door is left open with stolen packages
Could write more, but save your money and go elsewhere,... anywhere, with decent security and management

It's not nice. There's nothing I can recommend. They overcharge and don't take care of the property. There was a homeless man sleeping in the lobby and I told management and I didn't even get an email back. They do not care about you or their units.
