I am looking for 3 housemates to occupy the home at 323 N Wiota Street, Philadelphia, PA. There are currently 2 graduate students on the current lease term.

The house is a 5 bedroom/3.5 bathroom. It is fully cleaned before the new lease term begins....
The house is complete with a fenced backyard, utilities (i.e. water, gas, electric, internet, garbage, etc.) included with the rent, a complete kitchen, and a washer/dryer unit. The ground floor includes the front door, living area, full kitchen, small bathroom, and the door to the backyard/patio. The second and third floor each have 2 bedrooms and 1 full bathroom. Each bedroom has its own ceiling fan, closet, and huge windows that let in a lot of light. The basement has one bedroom, a full bathroom, and an open living space. The washer and dryer are located on the second floor. The apartment will be partially furnished, so you will need to bring some small things (e.g., pillows, blankets, etc.)

Beyond that, the house has easy access to various methods of transportation including the 40th and Market SEPTA station and the 40th and Market new bike share station. Regarding safety, security is pretty tight around this area since you have 4 entities of security rolling through: Penn Police (whose station is only 2 blocks away at 4040 Chestnut), Drexel Police, University City District Security, and Philadelphia Police. The neighborhood is in the process of being gentrified with the addition of new houses and apartments, and the neighbors are very conscious about the quality and safety of the neighborhood. Rent is based on a per-bedroom lease and includes all utilities and furnishings.
